Several years ago a national real estate organization said that professional outdoor lighting can increase the \u201cperceived\u201d value of a property by up to 20%.\u00a0 Think about that for a moment – I said 20%.\u00a0 So that means a nice $400,000 home actually looks like it\u2019s worth $480,000 at night.\u00a0 Now understand that the property value did not change, it just looks like it\u2019s worth more. Potential buyers feel they are getting more for their money.<\/p>\n

When a property has great outdoor lighting and night photos are included in the promotion, it is more likely to get a great reaction from prospective buyers.\u00a0 Jan Busse<\/a> is a local real estate agent in Horseshoe Bay, Texas<\/a> who makes sure to take evening photos of all of her listings.\u00a0 In this video she explains why she does this.
